To start off, let me tell you a little bit about myself. My name is Jill Smith and I started my leading company in 2000. I have been doing preliminary notices for about 18 years now and have seen a lot of ups and downs in the industry. We went through the construction craziness of 2008 and 2009, and I can tell you that preliminary notices saved a lot of contractors when it came time to get paid. Now, let's discuss the 20-day preliminary notice. This is the official term, but it is also known as a pre-lean, prelim notice, or just a 20-day notice. Essentially, it is a letter that you send out to everyone involved in the project. Let's imagine for this example that you are working on a commercial project. You are improving the property either as a professional, physically improving it, or supplying materials. Now, on this commercial project, we have the owner of the property, possibly a lender depending on the project scope, the general contractor who hires subcontractors, and the suppliers who provide materials to the subcontractors. You may be a subcontractor, a supplier, or even the general contractor yourself.
